We take you through the step by step process of renting a property through Nifty Lets.

1. Book a viewing

Book a viewing or let us know what type of property you are looking for via the tenant enquiry form.

2. Viewing

Once you’ve found some properties you want to look at we will arrange for you to view the properties.

3. Apply to rent a property.

Having selected a property, you will need to complete an application form to apply to rent the property. You will need to supply us with details of your current & previous addresses, current employer / benefit income and your previous Landlord. At this time we will also need two forms of identification – one photographic for proof of identity & one postal for proof of current address.

4. References

Referencing normally takes between 5 to 7 working days to complete.

Some landlords may also insist on a guarantor for the tenancy.

5. Deposit

A deposit is usually required prior to occupation. This is normally equal to one months’ rent, but this may vary depending on the Landlord.

In addition to your deposit you will also be required to pay the first months’ rent before you move in as all rents are payable in advance.

6. Tenancy Agreement 

Once the referencing is complete and the Landlord has accepted your application it is time to sign the tenancy agreement and arrange the move in date. The tenancy agreement will be forwarded to you in advance so you can read over prior to signing.
